In the beginning...
After many years of studying and working together, Wayne Livingstone and Lee-Anne Louey decided it was a natural progression to create a building design company built on each others strengths. As a company name ‘Livingstone and Louey’ was a tongue twister so the company name was developed into L&L Design and Drafting Pty. Ltd in 2004.
Our company’s logo combines the ‘L’ of our surnames under a roofline, with an element of landscaping to reinforce the residential services our team provides.
Wayne and Lee-Anne have both achieved an Associate Diploma of Applied Science in Architectural Drafting at Box Hill College of TAFE.
With more than 20 years each of experience in the industry, our portfolio continues to expand to reflect the needs of the residents of Melbourne.
At L&L Design and Drafting we aim to provide quality residential designs to meet our client’s expectations. We aim to provide a prompt outcome with continued professionalism, and to allow our clients to enjoy the design process as much as we do.
Some companies offer only design services but do not provide further documentation to the working drawing phase, as they are not registered or insured.
This leaves clients to find an alternative building designer that is prepared to take on another company’s work. This is a costly exercise for the client, as drawings require reproduction and potential redesign if the design is not up to par.
We consider this to be a substandard practice within our industry. At L&L Design and Drafting, we stand by our design work at all times, backing this up with the ability to provide construction documentation and support.

Wayne and Lee-Anne are fully qualified building designers with over 20 years of industry experience each.
L&L Design and Drafting Pty. Ltd. is a registered building practitioner with the Victorian Building Authority (VBA) and has professional indemnity insurance as required by law.
We are also members of Design Matters, the industry group for building designers.
